Making Property Management Simple
Your investment property is most likely your biggest asset, it is also one of the pathways toward financial freedom and leaving a legacy for your family. As home owners and property investors ourselves, we understand that it no matter if you are renting out your family home or a rental property , the most important thing is to be able have time to do things that you truly enjoy such as spending quality time with your family.

Here are our easy to understand step-by-step process on new management.
Initial Consultation
Our property manager will arrange a meeting with you at your property to discuss your plans and to assess your home for rental. Take this opportunity to talk to us about any key details on your property such as opportunities to add value, insulation, garden maintenance, cleaning services and any immediate repair and maintenance that is needed. We will guide and help you ensure that your property is rent ready.
Advertising and Marketing
Once you have agreed on a starting rental price based on our assessment and recommendation on the current rental market, we will begin advertising your property on our website and other marketing platforms such as Trademe and RealEstate.co.nz. We strongly recommend that the property is tidied up which may include lawn maintenance, house cleaning and on occasion, painting, to ensure that your property will attract the right sort of tenants and to reach it maximum rental potential before we start advertising. We can also offer professional property photography to be included as part of the advertising and marketing plan at a subsidised cost.
Management Authority
After agreeing on the rental price, we will send you a copy of our management authority form that needs to be completed and returned before we can start advertising. The management authority will capture all the information we need such as the chattel list, the location of your power and water meter and any other details that is relevant to your property. You will also be send a link to create your own Owner Login that will allow you to access information regarding your rental property.
Tenants Screening
All prospective tenants who are interested in applying for the property are required to complete a tenancy application form. We will then process the application and complete all tenancy reference checks which will include their employer and previous landlord, background checks and credit checks. We will also interview the tenants and make sure that everything checks out before presenting and discussing the applications with you. Once you are happy with the tenant selection, we will offer the property to the tenant. The tenancy is secured when the tenant have paid their move in cost and signed the tenancy agreement.
Property Inspections
Generally, we recommend that property inspections to be carried out between 3 to 4 months, as this will allow us to keep track on the condition on your property more regularly and be able to keep the tenancy in check. Please CLICK HERE to read more on what the routine inspections entailed.
Ownership Statements
You will be paid fortnightly or monthly by electronic bank transfer or via internet banking. You will also be sent ownership statement electronically after rent is disbursed into your account. We can also provide you with End of the Year income and expenditure statement that you can send to your accountant to complete your tax return. Your Owner Login will also allow you to access your current lease and rent information as well as accessing ownership statements.
Rent and Water Management
We uphold our zero tolerance policy towards water and rental arrears to ensure that your rental and water arrears are kept up to date. We will also work with the tenants to come out with a payment plan to ensure all outstanding rental or water arrears are accounted for. There are times that we may have to engage with a third party debt collection agency but fear not as we will manage this process for you.
