Owners - What to Expect
The routine property inspection is not a full maintenance audit.
Purpose
Routine property inspections are carried out every 3-4 months. We do this to establish if the tenant is keeping the property according to their tenancy agreement and if this is not the case, to trigger enforcement or removal action. We will report our findings to you and score the tenant according to our rating criteria.
What we do during inspection
The inspections is limited to 15 to 20 minutes overview of the general condition of the exterior and interior of the property. We will also take the opportunity to report on any obvious areas of concern that may require your attention. We will hold your tenant accountable to any damage that has been discovered and was caused by them.
What the routine inspection is not
Routine inspection is NOT a full vacate inspection or pre-tenancy inspection as those inspections could take up to 2 hours and it is limited to visibility and accessibility. Due to general work, safety limitations and not being a qualified building inspector, we do not check for the following items in detail:
- Gutters for vegetation/plants
- Trees that are overhanging
- Carpets or flooring for stains
- Doors, exterior or interior walls for damages to paint
- Curtains and blinds for cleanliness
- Air conditioning filters
- Range-Hood filters
- Garage and shed for cleanliness or damages
- Pool/Spa equipment or fencing
- Roofing condition
