Tenants - What to Expect
We want you to keep the property as clean and tidy as the day you moved in. Please be prepared, owners sometimes may choose to inspect the property with us.
A routine property inspection is carried out every 3 to 4 months and takes between 15-20 minutes. Your property manager will carry out this inspection and a report will be passed to the owners to keep them up to date on the condition of their properties. You do not have to be present at the time of the inspection.
$59 + GST Charge Fee
As our inspections are grouped together by area, we are unable to reschedule the inspection without considerable cost. If you would like us to reschedule this inspection at a time more suitable for you, we can do so at a cost of $59+GST. Please let us know by email 48hours well in advance if you would prefer to reschedule your upcoming inspection.
Pets
Pets must be kept secured while we are carrying out the inspection. It allows us free access so that we can carry this out in a timely manner. If we are unable to inspect the property because of this access issue, you will be charged a re-inspection fee of $59+GST.
Some things to take note:
- Inspections are quick they usually take 15-20 minutes.
- Keep the property as clean and tidy as possible and think like a house proud owner.
- We keep a track record of all inspections. At the time of renewing the lease the owner will consider how you have kept and maintained the property. If the owner is confident that the property has been kept well, lease renewal will more likely be favourable towards you.
- We will be taking photos during the inspection to help with our record keeping.
- If the lawns and garden are your responsibility, please keep them tidy.
- Your inspection will be graded A+ (Excellent) - D (Not acceptable) and this grade will be conveyed to the owner. Your goal is an A+ inspection.
Scoring Explained
A+ Excellent
You are Star! You have taken pride in looking after the property and prepared the property fit for an owner to inspect and are faultless.
A Good
You have put in efforts to mow the lawn and keeping the garden and the house clean and tidy especially the in the bathroom and the kitchen.
B Pass
You have made some effort to keep the property clean and tidy but still have things lying around, dishes not done and the garden/lawns are not looking fantastic.
C Borderline
Very limited effort has been made, there are small mould patches and mildew present around the house. Property is acceptable but needs to be cleaned.
D Failed
This inspection is not acceptable and we will be issuing formal breaching notices. Please contact your property manager immediately.
What the routine inspection is not
This inspection is not designed to pick up any maintenance issues that may be required. Please log all maintenance request online on your tenant login. Alternatively, please take a photo and write and exact detailed description of the issue and email it to us at management@kingdomhome.co.nz. All maintenance request must be lodged in writing because if it is not lodged in writing, we have no clear record of it, it will NOT be carried out. Please help us to help you.
